The points system that sets the maximum legal rent for a regulated home. The full check has 12 factors (surface area, energy label, WOZ value and more) and is the same calculation the Huurcommissie performs.
BARgross initial yield
Annual gross rent divided by the total investment (including acquisition costs). A quick measure to compare the starting yield of a purchase.
NARnet initial yield
Net rental income (after operating costs) divided by the total investment. More realistic than BAR because it accounts for running costs.
LTVloan-to-value
The loan amount divided by the property's value. A core ratio for lenders; a covenant typically tests LTV per entity (BV/SPV), not across the whole portfolio.
Cash-on-cash
Annual net cash flow divided by the equity invested. Shows what your own money actually returns, separate from appreciation.
Entity / SPVBV or special purpose vehicle
The legal unit a property or deal is held in. Investors ring-fence each property in its own BV/SPV; returns and LTV are rolled up per entity.
Fixed-interest periodrentevast
The period during which a loan's interest rate is fixed. When it ends you must refinance or renegotiate: a date you don't want to miss.
MJOPmulti-year maintenance plan
A plan that schedules and budgets a building's major maintenance over several years, so you reserve in time instead of being surprised.
